Quadoro Adds Sustainable Office Properties with Government Tenants in North Rhine-Westphalia
The purchased property consists of two buildings constructed between 1961 and 1968, which underwent a phased refurbishment from 2021 to 2023. The total rental space encompasses approximately 8,000 m², with the primary tenant being the Recklinghausen local government. The portfolio includes more than 170 parking spaces. The buildings enjoy a favourable micro-location with excellent public transportation connections. Notably, the roof areas are used for sustainable energy generation through photovoltaic (PV) systems. The potential for expansion within the buildings presents an opportunity for additional growth and development.
The acquisition complies not only with QSI‘s stringent investment conditions but also with a comprehensive sustainability analysis, which resulted in an above-average rating. Future plans include various measures such as transitioning all lighting to LED technology, exploring the installation of additional charging stations, upgrading outdated windows and addressing any outstanding legacy issues. These initiatives aim to further enhance the property's sustainability.

According to the Carbon Risk Real Estate Monitor (CRREM), the property's CO2 emissions in terms of heat and electricity consumption are 61% below the 2022 annual CO2 emissions budget for office buildings in Germany."
